Axa IM achète pour plus d'un milliard d'euros d'immobilier
Cette acquisition est "une rare opportunité de s'assurer en une seule opération un portefeuille important de bureaux modernes de premier ordre situés dans les principales villes des plus grandes économies européennes, en France, au Royaume-Uni et en Allemagne", s'est félicité John O'Driscoll, responsable des opérations en Europe pour Axa Investment managers.
C'est peu dire que l'opération est d'importance. En mettant la main sur la foncière américaine Northstar Realty Europe, Axa IM signe un deal à 1,1 milliard d'euros. Une opération qu'Axa réalise pour le compte d'un client. Actuellement coté à Wall Street, le fonds va être retiré de la Bourse. Il possède douze immeubles de bureaux, ainsi que deux hôtels, pour un ensemble de 122.000 mètres carrés. Plus de la moitié du portefeuille est en Allemagne, à Berlin - où se trouvent les deux hôtels -, à Cologne, à Münster et à Hambourg. Le reste des actifs consiste en des immeubles de bureaux à Londres - City et West End - et à Paris - notamment boulevard Macdonald, avenue Monceau et à Issy-les-Moulineaux. Des immeubles bien placés qui ont un taux d'occupation élevé (96 %) et génèrent d'importants revenus.
L'accord prévoit qu'Axa IM - Real Assets paie un prix estimé de 17,03 dollars par action Northstar Realty Europe, soit une prime de l'ordre de 16,4 % par rapport au cours de Bourse du 6 novembre dernier, juste avant la publication de la revue stratégique de NRE.
Les actionnaires de l'américain doivent encore approuver l'opération dont la finalisation est attendue au cours du dernier trimestre 2019. Après avoir entrepris une revue stratégique en fin d'année dernière, le conseil d'administration de NRE, dont le premier actionnaire est le fonds d'investissement américain Colony Capital avec 11,3 %, était à l'affût d'une opportunité.
